May 2023

Hilton Head Area Update
For the 12-month period spanning May 2022 through April 2023, pending sales in the Hilton Head Association of REALTORS® region fell -19.4 percent overall. Market-wide, inventory levels rose +34.8 percent. The property type with the largest gain was the single-family homes segment, where the number of properties for sale increased +42.7 percent. That amounts to 2.0 months of inventory for single-family homes and 1.9 months of inventory for condos.
 
Beaufort Area Update
For the 12-month period spanning May 2022 through April 2023, pending sales in the Beaufort-Jasper County REALTORS® region fell -11.9 percent overall. Market-wide, inventory levels rose +49.5 percent. The property type with the largest gain was the single-family homes segment, where the number of properties for sale improved +50.8 percent. That amounts to 1.9 months of inventory for single-family homes and 2.1 months of inventory for condos.
 
Savannah Area Update
New Listings in the Savannah Area REALTORS® service area decreased -21.8 percent to 892. Pending sales decreased -14.3 percent to 800. Median Sales Price increased +6.6 percent from $305,000 to $325,000. Days on Market increased +62.2 percent to 60. Months Supply of Inventory increased +46.2 percent to 1.9.

At first glance, the increase in housing supply compared to last year may not sound like good news for prospective sellers, but it actually gives you two key opportunities in today’s housing market.
 
An article from Calculated Risk helps put the inventory gains the market has seen in 2022 into perspective by comparing it to recent years (see graph in the article). It shows supply has surpassed 2021 levels by 58%. But the further back you look, the more you’ll understand the bigger picture. And if you go all the way back to 2019, the last normal year in real estate, we’re roughly 35% below the housing supply we had at that time.

Real estate markets are reflecting a landscape seeking to regain its balance after two and a half years of a global pandemic. The 2020-21 period was an unprecedented stretch which saw widespread quarantines, social distancing and remote work reshape housing preferences. In addition, the fiscal and monetary responses pushed financial liquidity into the economy and drove borrowing costs to record lows, fueled a significant boom in sales. However, the period was marked by hyper-competitive conditions, which put sellers firmly in the driver’s seat and frustrated many buyers, especially those looking for their first home.

July 2022 Real Talk

Rising inflation, soaring home prices, and increased mortgage interest rates have combined to cause a slowdown in the U.S. housing market. To help quell inflation, which reached 8.6% as of the last measure in May, the Federal Reserve raised interest rates by three-quarters of a percentage point in June, the largest interest rate hike since 1994. Higher prices, coupled with 30-year fixed mortgage rates approaching 6%, have exacerbated affordability challenges and rapidly cooled demand, with home sales and mortgage applications falling sharply from a year ago.

June 2022 Real Talk

After two years of record-setting activity, The National Association of REALTORS® (NAR) reports signs that the housing market might be cooling. High home prices and a surge in mortgage interest rates are slowing buyer activity, with home sales declining for the third consecutive month under the weight of soaring homeownership costs. The National Association of REALTORS® (NAR) reports existing home sales were down -2.4 percent from the previous month, while pending sales fell -3.9 percent as of last measure, extending the trend of recent months. Economists predict sales will continue to soften in the near future, which may put downward pressure on home prices.

May 2022 Real Talk

Millennials are entering the housing market at a record pace, fueling demand and driving sales prices higher amid an epic housing shortage. Currently, millennials represent 22% of the U.S. population but make up 43% of the current market share, according to a survey by the National Association of REALTORS®. With nearly a quarter of the population approaching their peak earning years over the next two decades, this new generation of homebuyers are expected to have a big impact on the economy—and on the housing market—in the years to come.

There is no question that the real estate market bounced back in an unsurpassed way after COVID-19 first took hold last spring. The result led to demand far outpacing supply. Bidding wars were commonplace, and we closed multiple transactions without the buyers ever having set foot in the property until after it closed. None of us could have anticipated that this would be a part of the real estate narrative for 2020.

Hilton Head and Mainland Market Highlights

According to the July 2020 Housing Supply Overview from the Hilton Head Area Association of Realtors, for the 12-month period spanning August 2019 through July 2020, pending sales in the Hilton Head region were up 12.0 percent overall. The overall median sales price was up 4.7 percent. Market-wide, inventory levels were down 27.8 percent, amounting to 3.4 months supply for single-family homes and 3.1 months supply for condos.

August 2020 Real Talk

We are halfway through the year, summer is in full swing, and the real estate market is hot. This year has been anything but normal! The COVID-19 global pandemic crisis hit us in mid-March and immediately caused our housing market to pause. We were forced to pivot our business to virtual. We entered phase 2, and we were able to open our doors once again and conduct business in person. Now, buyers are back in full force, waiting for new housing inventory to hit the market.

July 2020 Real Talk

According to the latest Foot Traffic Report from the National Association of Realtors (NAR), home showings in May 2020 were still below last year's levels, but activity picked up compared to April. The Southeast region had the smallest year-over-year decline in showings, at 9%, while the Northeast region had the largest decline, at 46%. Foot traffic has a strong correlation with future contracts and home sales. In essence, it's a look into the sales trends one to two months into the future.

Charter One Realty continues to list and sell homes! Undoubtedly, the pandemic has caused us to modify how we do business. Despite the challenges, we have managed to list 242 new properties, write 416 contracts, and close 381 transactions since the stay at home order was announced on March 13th.

May 2020 Real Talk

Charter One Realty continues to list and sell homes following Governor McMaster's declaration that Real Estate is essential. Undoubtedly, the pandemic has caused us to modify how we do business. Despite the challenges, we have managed to list 146 new properties, write 162 contracts, and close 294 transactions since the stay at home order was announced on March 13th. 

Though we may be doing business a little differently these days, our focus remains the same - our clients. We are open for business, taking new listings, and safely showing property. We are all in this together, and we are here to help. Let us know if we can answer any questions along the way.

There's more...out of the 2019 Top 20 Resorts in the South, five of those resorts are located right here in the Lowcountry. Congratulations to Palmetto Dunes Oceanfront Resort, Montage Palmetto Bluff, The Inn & Club at Harbour Town, The Westin Savannah Harbor Golf Resort & Spa, and The Westin Hilton Head Island Resort & Spa for making the list. And to top it all off, the Savannah Hilton Head International Airport was named one of the "happiest" airports in the country and the #2 airport in the U.S.

Back to Business. "Lowcountry Proud" and "Lowcountry Strong" are so much more than hashtags or slogans. They are a representation of our Lowcountry community and our incredible resilience. Though we were spared any significant damage from Hurricane Dorian, our community quickly came together in support of one another. November 2016 Real Talk

It has been three weeks since Hurricane Matthew brushed the coast of the Lowcountry, and it seems that life is getting back to normal. Since Matthew, weather conditions have been nothing short of perfect while residents enjoyed The Bluffton Arts & Seafood Festival, the Rotary Charity Polo Match, and events leading to the Concours d’Elegance. As we go about our day to day business, one cannot miss the surrounding beauty of our area and realize, this is why we “love where we live”. 
 
Many of our out of town clients have inquired about the damage to our area. Fortunately, Hurricane Matthew swept in quickly leaving predominately downed trees. Efforts are still underway to remove debris. But all in all, we dodged the bullet.

With regard to real estate, the Lowcountry barely missed a beat. During the week of Matthew, we experienced a brief lull. It was “business as usual” once everyone returned to their homes.  The numbers say it all. One week prior to evacuation, 64 properties went under contract. One week after Hurricane Matthew, 80 properties went under contract.

With the busy Labor Day weekend behind us, we slowly say goodbye to summer and welcome fall. The cooler temperatures, football games, and the start of oyster season are a sure sign that autumn is in the air. Fall festivals, marvelous performances, art shows, polo for charity, and Halloween festivities fill the calendar this month. There is truly something special for everyone. 

There are many positive things happening in the local real estate market as well. As we step into fall, the need for more inventory continues. For the 12-month period spanning September 2015 through August 2016, pending sales in the Hilton Head region rose 7.6% overall. The months of supply for single-family homes stands around 6.4 months while demand is present, creating competitive situations that have kept prices level and in some cases, higher. Read More

We hope your summer was filled with great vacations and lasting memories. Although the official last day of summer is not until September 21st, Labor Day has come and gone, school is back in session, and fall is in the air.   It is also the beginning of a season marked by oyster roasts, social gatherings around the fire pit, pumpkin patches, and more. Traditionally, the fall real estate season in the Lowcountry swings into motion after Labor Day. Although not as robust as the spring market, we do see a pick up after the summer comes to an end.

Real estate in the Lowcountry has seen a small drop in inventory, prices continue to gradually rise in several submarkets, and the days on the market have decreased. August 2015 through July 2016, pending sales in the Hilton Head region rose 7.3% overall. With the decrease in inventory and the increase in pending sales, a situation is created where buyers need to move fast in order to secure homes. According to the latest Buyer Traffic Report from the National Association of Realtors (NAR), buyer demand remains very strong. Across the country, buyers are ready, willing and able to purchase…and they are searching right now.

The cost of money is at an all-time low, and in light of the recent Brexit vote, economists expect mortgage rates to head even lower. In a recent article, the Washington Post explained: “Brexit has spawned the recent bout of volatility in global financial markets. That has anxious investors scurrying for safety -- and few assets are safer than U.S. Treasuries. High demand for government debt pulls down interest rates. That all translates into ultra-low mortgage rates for American households. And with Britain voting for Brexit, they could go even lower.”

According to new statistics released from the U.S. Census Bureau, the Hilton Head Island-Bluffton area was the 12th fastest-growing community in the nation from 2014 to 2015.  In fact, as the market continues to strengthen, we are starting to see certain sectors of the real estate market heat up.  Few people know this, but the first quarter of 2016 saw more sales of single family homes than the first quarter of 2005 (the height of the market)!  However, sales for homesites and villas have not reached the same pace as when the market was stronger.  With that said, there are still some great buying opportunities...give us a call if you would like additional information.
